Speed of construction is often highlighted as one of the benefits of mass timber construction. The materials are prefabricated offsite while foundations are poured so the superstructure can be erected quickly—using a “kit of parts” approach. However, this benefit is not limited to mass timber. Light wood-frame project teams can realize similar advantages by having units or modules constructed offsite, often with MEP systems and finishes fully integrated. In this roundtable discussion, a developer, an engineer and an architect will share their experiences with light-frame modular projects.
